Based on the information we have today Topsail Island will be opening for rentals as previously planned.

  • North Topsail Beach will lift their orders on May 8th so rentals will resume starting May 9th.

  • Surf City and Topsail Beach will lift their orders on May 15th so rentals will resume as of May 16th.

Please refer to their direct town governmental pages for full details on their reopening processes.

There is still a small chance that this information will change as Surf City and Topsail Beach are considering lifting the restrictions as of May 8th as well. They are going to have a meeting on Friday morning to make that decision and I will update this page as the information changes. 

All currently booked guests will be welcome to come. We will no longer be offering the blanket full refund or postponement options for guests as their dates will no longer be affected by a vacation rental ban. Any guests that request to cancel their reservations going forward will need to follow our normal cancellation policies. We do expect there to be some guests that will ask for exceptions to those polices. Those reservations will be handled on a case by case basis. No refunds will be issued outside of our normal policy with out expressed permission from you, the property owners. 

As NC will still only be in Phase 1 on the reopening plan, we wont be back to 100% normal just yet. Beaches, public parking and some park facilities will be open but shops and restaurants will remain under operating restrictions. We do not expect to bounce back and have a strong season right away, but as peoples fears die down our team will be ready to talk up your rentals and get those calendars filled the best we can!

Several owners have reached out to me about the owners log in page and it seems like many of you are still trying to log in using an old URL. We relaunched our site back in July and the owners page URL was updated along with it.   All old bookmarks and link will no longer work.

We can almost see the light at the end of this tunnel!

The Mayor of Surf City made an announcement last night via his Facebook page about the current vacation rental ban. The ban was set to expire on 4/29 but has now been extended until May 15th, with a review for possible further extension set to take place on May 5th. The town of Surf City has also just released the official town statement.

We are still waiting to hear from Topsail Beach and North Topsail Beach at this time about any changes to their towns declarations as well.  We expect them to make similar announcements shortly and I will update this page as we get that information.

UPDATE: 4/24/2020 - North Topsail Beach has extended their vacation rental ban until May 8th, subject to change in accordance with the current NC stay at home order.

Our rental staff will now begin working with guests who were due for check in between April 30th and May 15th to get those reservations rescheduled or refunded if they guest requests. We will still be offering your booked guests the option to reschedule their dates to another time, within 1 year of their original check in date, within the same rental rate season as originally booked. Hopefully this will preserve some reservations.

In anticipation of guests being able to come for their reservations starting May 9th for North Topsail Beach homes and May 16th for the rest of the Island now is the time to make your final preparations for the summer season.  

Jorden, our housekeeping manager has sent out several updates over the last few weeks in regards to our updated housekeeping guidelines and any additional steps we are asking our owners to take. If you have not yet purchased your second set of comforters for each bed as requested please do so soon in order to have them in place prior to your first renter. In response to the recent influx of questions about updates on the Topsail Island rental situation, unfortunately, we don't have much more information to share with you yet. No major changes have taken place since the Stay-At-Home order was issued but we are hopeful to hear something by weeks end.

As soon as we have news to share it will be posted to this page and an email will be sent out to all owners. If you have questions in the meantime while we wait for more information, please feel free to reach out to Jessie at pm@topsailarea.com.

In response to the Stay-at-Home order that was issued by NC Governor Roy Cooper, which went in to effect as of 5 pm on 3/30/2020 we will be unable to honor reservations through April 29th here on Topsail Island. Traveling for vacation purposes is not considered essential and would violate the terms of this executive order. To view the full order please click the link below:


In an attempt to preserve as many reservations as possible we are still offering your booked guests the option to reschedule their dates to another time, within 1 year of their original check in date, within the same rental rate season as originally booked.  

By offering this option to guests we have so far been able to preserve 46% of the March and April reservations that were affected. 

We will keep updating this page ad the pandemic situation unfolds, and more information is provided.

Over the past week, I have been in constant contact with our elected officials regarding their response to COVID-19. 

There has been a trend on the coast of North Carolina of prohibiting vacation rentals as a result of the country’s effort to “flatten the curve”. I expected our area at some point would follow suit. 

Other area’s on the coast have prohibited vacation rentals for over 90 days. I personally felt an incremental approach was more advantageous to the effort and to the local economy. I discussed my position on this idea and explained many reasons why I felt it would be the correct approach if the town decided to prohibit vacation rentals. 

On March 23, 2020, the Town of Surf City has elected to prohibit vacation rentals for the next 30 days. There is a possibility this will be extended at some time in the future depending on the status of the COVID-19 spread in our country. But for now . . . 30 days. Link to declaration

I do expect from my talks that the Town of Topsail Beach and North Topsail Beach will be following suit in the very near future; possibly today. UPDATE: Topsail Beach has adopted the same 30 day no rental guidelines as Surf City. Link to their discussion(Video)

The North Carolina Real Estate Commission released a bulletin to all vacation rental companies last week that dealt with Dare County’s closure of vacation rentals and refunds. This bulletin stated that all monies were to be refunded for the affected arrival dates. Here is a link to the bulletin.

It is clear that we have no choice but to start the process with the affected rentals. We as a company and you as the property owner no doubt want these guests to come back and not feel as though we have taken advantage of them in a national crisis. 

We have however still extended our custom credit program with a little more incentive. We will be giving them a credit of $50 toward a rental item (bike, towels, surf boards, etc) for when they arrive. This is an expense of Lewis Realty to help encourage these guests to move their dates to another time and not demand the refund. 

These are trying times for the country and for each of you. 

All of our staff are working from home. The phone lines will be tied up no doubt. We do ask to use email whenever possible and please be patient as we work through this situation. 

We will also not be able to address any reservation cancellation or moving concerns beyond this 30 day window at this time. 

I have heard a quote from a past president that “Many people have lost a lot of money betting against America.” I think this rings true and I have no doubt that in the very near future life will be back to normal. However, let’s remember the people worldwide who are sick or deceased from this virus.

At this time there are no notices from Topsail Beach or North Topsail Beach, but we expect similar precautions from them in the near future.  4 pm UPDATE: Topsail Beach has joined Surf City in closing parks and beach accesses. See their Facebook post 


Inevitably, we also expect the guests who are still planning to come for their reservations this spring to ask for some type of compensation due to these closures. You do not have to offer them any type of compensation if you do not wish to do so but if you would like to do so as a nice gesture to your guests please respond to this email with the type/amount of compensation you would like to offer. Suggestions would be $100-$200 refund or credit towards a future stay.  we will compile this information so that the staff will have it available if the need arises. This will save us valuable time of calling each owner for each guest.

We have made a few administrative changes here and wanted each of you to know. 

The number of employees at the office physically has been scaled back to be well under the CDC's recommendations on group size of 10 or less.  We have also asked any employees who because of age or other physical issues are at high risk to remain work from home as a precaution. 

We also decided today to further limit interactions with the public. We have locked our door and placed a notice for the public to call us first so that we may assist them without physical interaction if possible.

Otherwise we are continuing to do business as usual with exception of policies that have been outlined now or previously in these updates.We actually have had a few reservations made for the coming season which is good news. 

While these are trying times; it is inspiring for me to see America band together to protect each other. There is always a silver lining if we are able to recognize it.

Due to the Covid-19/Coronavirus we have been forced to develop special policies for the next 30 days at a minimum.

While this is certainly new territory for all of us you will see many similarities of how we are handling this in comparison to how we handle hurricanes.


Please review the memo we issued to guest arriving in the next 30 days by clicking HERE. The page in this link will be updated frequently to provide your guests with as much information as possible.

We are having a remote access meeting with all housekeepers on Tuesday 3/17/2020. We will be covering expanded cleaning and disinfecting procedures per recommendations for the CDC. This will include approved chemicals from the CDC and disinfecting surfaces after each guest. We will need full cooperation from all of our owners on this new policy. We have strongly recommended for several years that each home has a spare comforter set. Some followed our recommendation, some did not.  In order to protect the guests, the property and both of our liabilities, comforters must be switched out after each departure and cleaned. 

This is a very fluid situation that is changing rapidly. I do expect the cost of cleaning will increase somewhat. I want to remind all of you that we represent you and your interests solely. These increases, although nominal, ARE NOT a profit center. These are necessary precautions as a result of the virus. Again, while I do not have the exact increase amount at this time, please trust it will as nominal as possible. I hope to have an amount by tomorrow. 

Some owners have asked for us to cancel all reservations. This is very difficult and almost impossible because of the NC Vacation Rental Act which governs the reservation agreement and the overall vacation rental industry in North Carolina. My best advice is to stay calm and allow us to react to this situation in small increments such as the 30 day policy sent to guests this morning.

We have placed several employees on an at home work program due to possible exposure to large groups or people possibly carrying the virus. This is to ensure that the older employees and clients of the company are as safe as possible. We have always been geared to work remotely due to the hurricane plans we have in place. This should not provide too much of an interruption but please be as patient as possible because on site office staff will likely decrease daily.
